Garden Room Cost Per Square Metre: What Affects the Price

Garden rooms in the UK typically cost between £1,400 and £2,200 per m², though premium finishes can push this higher. Price per m² isn’t fixed, though — it shifts based on a few key factors.

Why smaller rooms cost more per m²

Every garden room has fixed costs regardless of size: a door, a base, an electrical supply run, groundworks setup. In a small room, these costs are spread across less floor area, pushing the per-m² price up. That’s why our smallest model, the 9m² Compact Escape, costs more per m² than our largest, the 18m² Multi-Purpose Retreat.

Specification matters more than size

Two rooms of identical size can vary hugely in price based on:

  • Insulation thickness and glazing quality (affects year-round comfort and running costs)
  • Interior finish — a bare shell vs a fully fitted SignatureFit interior
  • Roof style and cladding choice
  • Electrical spec — basic sockets and lighting vs full data cabling, smart heating, and security

Site-specific costs

Ground conditions, slope, and access can all add to groundworks costs independent of the room’s size. This is why we always do a site survey before finalising a price — it protects you from surprise costs mid-build.
