What affects the price?
Every garden room is priced around your exact size, layout, and how you plan to use the space. Here are the main things that can change the final cost:
Site & setup
Ground conditions & access — how easy it is to get materials to the site, plus any extra groundwork needed
Utilities — distance from the house for the power supply, and whether drainage/plumbing is required
Planning requirements — most builds fall under permitted development, but if an application is needed it can affect the overall cost and timeline
Design & finish
Overall size (m²) — the bigger the room, the more materials, labour, and electrics required
Doors & windows — the number, size, and style of glazing (and where it’s positioned)
Cladding choice & finish — cedar vs composite, plus any feature details
Electrics specification — socket and lighting quantities, external wall socket, and any data/ethernet requirements
Heating upgrades — for example underfloor heating (in addition to the standard smart heater)
Bespoke fit-outs — custom storage, studio/salon setups, and any specialist requirements
To give you an accurate guide price, we’ll just need your rough size (length × width, or an approximate m²), how you’ll use the space (office, studio, gym, salon, music room, etc.), any must-haves (extra sockets/lighting, more glazing, underfloor heating, plumbing), and a quick note on access (easy access vs limited access through the house).
